Pool+Spa Heater Charges and Information:
* The pool faces North, Chlorine treated, 25x15x6
* The spa will not heat up if the pool heat fee is not paid for
* Pool heat is an additional cost of $200 per week or $500 per month PLUS TAX.
* Please note that our pools are serviced on a weekly basis.

BBQ:
- There is a BBQ at this property for complimentary guest use.
- While there is a propane tank included with the BBQ, we do not provide refills.
- Guests are welcome to swap the tank at any local store.
- BBQ must be cleaned upon guest departure or an additional $56 fee will be charged.


Parking:
- Two car garage
- Two car driveway
- Do NOT park on the grass
- Please return the opener on the kitchen counter upon departure or we will charge $150 to replace it.
- No boat trailer or RV parking allowed in the resort per HOA guidelines.
- There are local storage facilities nearby to park the trailer off-site.

HOA Golf and Clubhouse Access Information:

- 30-night minimum stay required per HOA
- 24/7 Guard gated community
- Lead guest must be age 25 or older. ID is checked upon registration at the resort.
- Guest will receive the membership transfer form via email before arrival.
- Membership includes access to the resort clubhouse amenities with additional cost for membership card paid upon arrival to HOA.
- There is NO Golf membership available with this property

- Clubhouse social membership transfer is $150 cost covered by the owner required for access to the clubhouse and amenities.
- Membership covers two adults in the same household address only. Children under 21 with same address included.

- Additional Fees payable to HOA at clubhouse upon arrival for stay- $10 per person for the clubhouse access card. $25 for permanent barcode (not applicable for rental cars) for gate access. Prices subject to change and must be confirmed and handled directly with the clubhouse.
- NOTICE: The office is closed Saturdays and Sundays. Amenity cards can be picked up Monday thru Friday from 1pm-4pm.

FOR GUESTS WHO BOOK 30 NIGHTS OR LONGER STAYS: (this does not apply if you are staying less than 30 nights)
We will collect a $1,500 deposit.
Balance is due 60 days prior to arrival
If canceled 90 days or more before arrival, we keep with us $250.00. $1,250.00 will be refunded.
If canceled between 61 and 89 days prior to arrival, we keep with us the $1,500.00 deposit.
No cancellation or modification 60 days or less prior to arrival.
